    Yeah, once I'd paid direct debits, food and all that I had over a grand a month to spend on beer and cars. That was a happy 4 months lmao

    It was a long time ago I rented a room out, and the social paid for it, so it was handy, I got £40 a week, so worth £100 now.

    Old thread bump!!!! But saves explaining all again.

    Actually got lodger moving in and a bit worried about stuff.

    What happens with food and such - bills will sky rocket if oven etc on twice every day - is it norm to agree that sort of stuff or just play by ear? Also household stuff like cleaning stuff - bathroom things - split cost??

    Anything else I need to think about?

    Is someone I know so won't be killed

    If it helps...

    I rented a large room in a colleagues house (3 bedroom, living room, dining room, huge kitchen, parking) and paid £400 all in (quite dear but it was near Bath) That included all bills, internet and so on. Food wise, I always bougt my own but occassionally we'd chip in together. Cleaning products, he provided them on the basis I did my share of keeping the areas i used tidy but I'd always take a turn at hoovering, the garden etc etc. Ultimately we got on well so there was a bit give and take on both parts.

    One thing I'd say, don't get too anal arguing down to the last quid when it comes to buying bog rolls and stuff. It's your house so really if you want him to help keep it clean, providing cleaning products will help bearing in mind... a fiver will buy bog cleaner, a anti-bacterial spray, some bleach and some polish.

    hardly worth getting in an argument over such a low figure?

    £350-400 a month with ALL bills included is pretty good going. It goes up to around £350 where I am and it is not cheap living here. Was always EXCLUSIVE of food though. That is a totally separate matter and I'd be wary of that. Plus set some ground rules on electrical consumption. I.E Don't leave lights on and stuff like that.

    Worth getting a month to a month and half deposit in place and a contract you want to cover your ass. Deposit will have to go into a secured deposit scheme by law. Loads of info on ze 'net or even 20 mins with an Estate Agent (if you can find a good one) should see you right.

    I wouldn't do anything on a handshake though. Friends or otherwise.

    I wonder if Landlords need not charge a deposit, as it has to be kept with an indipendent body appointed by the Govt. Instead if landlords could offer cash back and charge an extra £50 a month in the rent, this cash back will only be offered if the tenant obeys all the rules and don't break any. i.e. keeps the house tidy, does not break or damage anything, pays bills and rent on time etc.

    Easiest thing to do Scary Fish (for you and lodger) is agree an all inclusive rent and bills figure, with a "reasonable use" clause

    eg £300pcm all inclusive of bills, household cleaning stuff etc...

    Reasonable use would mean no electric heaters, showers under 10 minutes long, no using over for hours on end etc...

    That makes it easier for you both to budget and saves a lot of maths!

    Hahah no should be fine - doggie lives with cat and kitten at the mo so my little cat will prob be fine straight away and the big poofy one will get used to it. Will keep seperate when not in JUST IN CASE

    Will be kept at different ends of house - plenty of room - until they get used to it. Or might be option when gets awrmer for dog to spend day at stables etc.

    If doesn't work and cats are stressed will boot him out - simple.
