ok im looking into whats required to extend on the back of my property, i have a 3 bed semi detached house and im wanting to add a extension to the rear but ive seen mentioned about the roof type most saying i need a flat roof as its 3 storey, this is to due to fire regs am i aloud to have a pitched roof or does it have to be a flat roof

Hi Nige, have you looked on here yet?

    Planning Portal - Extensions

Logically speaking I cannot see why a 3 storey building requires an extension to have a flat roof. Surely in a fire that means a bigger fall if jumping from a window than it would on a pitched roof?

Most planning permission is fairly logical TBH so I doubt it needs a flat roof but that is purely logic and not fact...
